House Staging Tips & Tricks
Selling an house in a down market is almost considered an art. Unless you really dump the price that your house is a “steal” you have to be extremely creative to separate yourself from the pack. Your goal should be that your house is the one that everyone looks up to. The house with the best curb appeal is the one that attracts more showings. The house that has the best color choices inside and looks warm and appealing is the one that will people motivate to consider an offer.
That being said, staging your house for a sale is critical. A house that looks like a dump will not sell. From there it goes up in many different steps and each level makes a house look more attractive. House staging is an art and the better one is in this art, the easier the house sells. The color of the paint is critical. Pick some odd color combinations and your house will not sell very well. The more work people see they would have to do when moving in, the less likely they want to make an offer or if they make an offer it might be a lowball offer.
After the paint has been taken care of, you need to look at each room in more detail. A room that is crowded with furniture and stuff looks small. The smaller a room looks like, the less attractive it is for the potential buyer. So, it needs to be your goal to remove clutter and pieces of furniture to make the room look big. Sometimes that can be done by just re-arranging things around, but more often it makes sense to rent a storage unit and to move stuff out of the house. The money you spent on a 10 x 10 storage unit is money well spent.
If your furniture looks very cheap, it might make sense to invest in either some new stuff or to work with a staging company. The more upscale your house looks from the inside the easier it will eventually sell. Cheap and worn down furniture might translate into the assumption that if the owner does not have money for good furniture how can he maintain the house properly?! You want people to get the assumption that the house is extremely well taken care off. A well maintained house means less risk and less risk means a potential higher interest in somebody making an offer. The offer that matches your house price expectations is the one you should aim for. Everyone can lower the price of a house and eventually sell it that way, however your goal should be to sell your house at a price as high as possible.
Conclusion: Spend some time researching on how to stage a house for a sale. A well staged house can make up for many other things that eventually influence the value of the house and the possible price. Bad location? Well, make the house look as appealing as possible to sell it based on the inside and not on the outside.
