Foreclosures in Highlands Ranch

 

 

As most of living in Highlands Ranch know, it takes a little longer to sell your house due to high inventory. High inventory means that if you look around you will see much more houses on the market at the same time. It can take 6-12 months to sell your house under certain conditions. Some not so lucky folks are trying to sell their houses to avoid bankruptcy, but with the market stalling this does not always work out and so the houses go into foreclosure. Houses under foreclosure hurt everyone else in the market as well. Often these houses push down prices and even more people run into problems as suddenly the sales price of a house does not longer cover the mortgage(s) sitting on a property. And when that happens it is often just the start of more problems to come.

 

 

 

I often go for walks in different neighborhoods in Highlands Ranch and I see where houses are up for sale. It is quite easy to see which houses are eventually under foreclosure. It is sad to see as often these houses are less maintained and really stick out (in a bad way) from all the other houses in the area. With lenders tightening up the lending requirements it even becomes difficult to qualify for a new mortgage or to qualify for a refinance transaction. This is not helping the market either as less people can get into the market of buying a foreclosure home to flip it.  Result is another group of buyers shut out of the market.

 

 

 

If you are considering to sell your house, the one thing you want to be sure of is to be prepared. It starts with checking your credit score (use this free service) and it does not stop with fixing up your home to make it look more attractive. If your house is due for new paint in the next one or two years, you might want to spend the money now and put a fresh coat of paint on it. New paint and new carpet work like a miracle when selling a home. If you are going to sell during the winter months, make sure to take a picture of everything outside during summer. This helps buyers to get an idea of how your house looks like with leaves on the trees and flowers in color. Check interest rates and keep a close eye on the market. Any shift in one direction can help you if you react accordingly. If the market tanks too many sellers hold off from lowering prices and lock themselves out of the market. The smart seller rather adjusts and finds a quick sale. Of course if you can wait out a slump in the market, you might act differently.
